ATTORNEY SEARCH:
NLS Attorney Searches represent a comprehensive title examination of the subject for a period of at least 10 years. The search contains information going back more than 10 years if a bona fide deed is not recorded within the 10 years. The search scope includes information prior to 10 years if the deed chain comes from a developer or condominium sponsor. COOPERATIVE LIEN SEARCH:
NLS performs an all-inclusive search for the last deed of record into the cooperative and copies of any appropriate UCC’s recorded against the Cooperative sponsor and the name(s) of the existing unit owner and/or proposed purchaser. COVENANTS & RESTRICTIONS SEARCH:

FORECLOSURE SEARCH:
During these economically strained times, NLS offers a detailed search for the last owner and deed-chain starting with the deed and ending with the instrument being foreclosed. The search report includes a delineation of all mortgages and liens against the property and against any name searched. To the extent applicable, the foreclosure search report will include a complete copy of the mortgage being foreclosed. Copies of other documents will be made available upon request. FULL PROPERTY SEARCH (40+ YEAR SEARCH):
The completed full property search performed by NLS includes abstracts of all deeds, easements, agreements, covenants and restrictions, as well as open mortgages recorded against the property. The chain of title scope on a full property search is generally 40 years. (Order Full Property Search)

LAST DEED OF RECORD:

REFINANCE SEARCH:
NLS provides exhaustive searches to assist clients with their efforts to refinance debt on a property. Our refinance searches report on the chain of deeds and go back 10 years unless the deed was given by a developer. REISSUE SEARCH:
NLS can update a prior title report provided the report is less than 10 years old. The reissue search will contain all documents of record from the specified date and forward. (Order Reissue Search)
